Details about real estate in Northern Cyprus

Northern Cyprus is actively developing with the construction of modern residential complexes providing a full range of amenities, including swimming pools, outdoor terraces, parking and private access to the beaches. The region attracts the attention of investors and entrepreneurs with its low real estate prices and relatively high quality of development. Thus, a small studio apartment in a complex with good infrastructure will cost about 50 thousand EUR, while in Alanya and Antalya the price will be almost 2 times higher.
In northern Cyprus you can find real estate to suit every taste, be it standard multi-room apartments, stylish penthouses, luxury villas or comfortable townhouses. Residential real estate in the country is built taking into account the hot climate, special attention is paid to good ventilation, the use of solar energy and high-quality thermoregulation. Solar panels and other energy-saving technologies are actively used in the construction of houses.

A feature of the development is the predominance of low-rise buildings, and the design of the premises often shows a unique combination of Mediterranean style and oriental culture, expressed in traditional elements of Cypriot decor such as mosaics, wood carvings, weaving and carpets. They prefer natural materials in decoration: stone, brick, ceramics and wood, and this has a rational basis. Thus, walls and floors made of stone or tiled spaces keep things cool in hot weather, and wooden furniture gives the house a healthy breath and an authentic atmosphere.
It is worth noting that most houses do not have hot water supply, and in winter, when Cypriot apartments are cool, portable heaters are used. And to heat water, residents install containers on the roofs that are heated by the sun's rays, because Northern Cyprus has 330 sunny days a year and it would be stupid not to take advantage of free solar energy.
There are features of counting rooms and floors that differ from what we are used to. The number of rooms in apartments is equal to the number of bedrooms. The living room and other rooms are not considered rooms. When you see an advertisement for the sale of two-room apartments, keep in mind that we are talking about an apartment with two bedrooms and a living room. The first floor is called the “ground floor”, most often it contains mailboxes, a manager’s room and storage rooms. The floor, which we are accustomed to consider the second, is considered the first among the Cypriots.
The layout of Cypriot apartments has its own characteristics, reflecting the specifics of local architecture, climate, and lifestyle. Often a house is an open space that allows the home owner to adapt it to personal needs and create cozy corners for work, relaxation, and hobbies. The kitchen and living room are most often combined into one space, and as for the bath and toilet, most apartments have several of them; the layout implies these amenities separately for each room.
During construction, the emphasis is on natural light, which is provided by large windows and balconies, spacious terraces become a kind of extension of the living space, where you can spend time outdoors, enjoying nature and panoramic views, and the interior spaces are usually decorated in light colors. Warm, bright colors characteristic of the Mediterranean style are often used for the exterior decoration of the building.
